Trade Area and Site
Identification
After the completed application
and the $5,000 (U.S.) application fee/deposit is submitted, one of our
experienced Real Estate Specialists completes a field visit with the franchise
applicant to start the site selection process.
Our Real Estate Specialist works
with the franchise applicant to begin the process of investigating all aspects
of the community, including demographics, economic base, traffic patterns,
employment trends, population base and growth trends. The Specialist also
evaluates trade areas and possible sites within these areas, thereby providing
invaluable direction to the franchise applicant.
Equipped with this information the
franchise applicant will identify a specific site within the community for the
new Perkins Restaurant & Bakery. The franchise applicant will then complete
and submit the site information forms including detailed site information
related to zoning, signage, environmental issues and other critical data. After
receiving the completed forms, our Real Estate Specialist will visit the site
to evaluate and either approve or disapprove it for development.

negotiation strategies for the franchise applicant.
TRCs Franchise Site
Evaluation Policies
TRC must approve or disapprove all
prospective franchise sites. The franchise applicant will by his request for
specific assistance determine TRC's involvement in this process.
TRC will assist the franchise
applicant in identification and evaluation of franchise applicant's proposed
site. The process for site identification/approval is individualized to meet
each franchise applicant's needs.
All negotiations for the
acquisition of the site are the franchise applicant's responsibility with his
or her real estate attorney, who must approve all documentation. However, TRC
can consult and advise the franchise applicant and his or her attorney and give
the benefit of its experience in this process.
The franchise applicant must
understand that the final decision with respect to acquisition or lease terms
is an individual one. We cannot guarantee that the final terms are either the
best that can be obtained from the seller or lessor or that they will permit
the franchise applicant to operate the restaurant profitably.
